The Secret is Out …

The World is About to Discover Nicaragua
(and provide a windfall to Oxfordians!)

*** GREAT CLUB NEWS *** Condé Nast Traveler & the Sunday New York Times travel section have both featured Central America's hidden gem-beautiful Nicaragua. We're thrilled because Nicaragua is the site of our members-only Clubhouse and Pacific oceanfront community, Rancho Santana.

The emergence of this media attention is picture-perfect proof that the world is about to catch on and drive up real estate prices (think of what happened in Belize, Costa Rica, and Mexico… where oceanfront property costs three-to-five times more than in Nicaragua.) But the best news is that Nicaragua real estate is still extremely cheap for those of us who want to get in now.

Rancho Santana, Nicaragua is where more than 100 Oxford Club members own beautiful Pacific

oceanfront property. Some are building homes at the ocean's edge (six spectacular homes are already finished)… others are building in the hills that overlook the Pacific, and others are simply holding on to their land as an investment. But there is still plenty of stunning, inexpensive land available.

We're proud to be some of the first "gringo entrepreneurs" to discover this amazing country. That's why Condé Nast Traveler called us for our expertise for their story. So did Gentleman's Quarterl y (GQ), which is also set to run a feature on Nicaragua. They know we not only control some of the world's best Pacific beachfront-but we have the only small oceanside "inn" in the country. It's also worth mentioning that we've created hundreds of jobs since we began our project four years ago. Today we feel like insiders, not outsiders.

Recently we broke ground on The Roberto Clemente - Rancho Santana Clinic (read about it below ) that will serve our members at Rancho Santana, and our neighbors in the small, impoverished pueblos around nearby Tola. The Oxford Club donated $1,000 to get the project off the ground.

With articles like the one in Condé Nast Traveler and GQ , tourists will soon begin flocking to Nicaragua's exotic locales. The backpacker and surfer set have already set foot in the country's unexplored coves, beaches, rivers, cloud and rainforests. Serious investors always follow suit.

THE WAIT IS FINALLY OVER…
The Roberto Clemente - Rancho Santana Clinic has opened in southern Nicaragua, to provide healthcare to more than 1,500 residents in Limón I and II and Rancho Santana.

More than 200 local residents attended the July 15 inauguration of Clinica Rancho Santana, arriving by horseback, truck, foot or bicycle, many curious to see inside the sparkling new health clinic and meet the people behind its creation.

With lush, tropical foliage and rolling hills serving as a backdrop for the opening, Oxford Club and Clinica Executive Director  Julia Guth, and clinic managers Gloria Cuarezma and Graciela Zavala, introduced the clinic's new medical team, Dr. Julio Flores and nurse Marta Miranda.

The medical team will treat residents and visitors for emergencies like allergic reactions, lacerations and asthma attacks, and perform services like checkups and routine medical exams and testing. Additionally, the clinic will focus on community health education.

Antonio Granados, longtime resident and partner in International Living Properties, Rancho Santana and los Perros developments, introduced the local mayor and a representative from the Ministry of Health. Padre Walther Gonzales blessed the clinic, as is customary for new buildings in Nicaragua. 

Donated by the Rotary Club of Pittsburgh, The Oxford Club, the Grenados family and International Living Properties, the clinic is named after Roberto Clemente Walker, who played for the Pittsburgh Pirates from 1955 to 1972.

Sky Foerster, president of Rotary Club of Pittsburgh, read a letter to the commun-ity from one of Roberto Clemente's sons, detailing the baseball legend's spirit, drive and humanitarian efforts.

Graciela and Gloria are currently working to get supplies, medicines and equipment through customs and ready for use at the clinic. But it is estimated that the clinic will need an operating budget of $50,000 each year to survive - a difficult task for a non-profit healthcare facility charging its patients only a nominal fee for visits.

The clinic is just getting started and needs the continued help of sponsors like you. Your U.S. tax-deductible contribution means the clinic can continue to care for Limon's residents for years to come (and Agora Publishing will match any donation received in 2004).
